Asbestos is a fact of life on older properties. If your house, shed or fence line went up before the 1990s, there's a good chance some of it is asbestos. The question isn't whether it's there; it's what happens next.

What is asbestos, and where does it hide?

Asbestos is a mineral fibre that was mixed into building products across Australia until the ban in 2003. Most of what you'll find on a farm or in an older home is bonded asbestos: fibres locked firmly in cement. That's your:

• fibro and hardiplank wall sheeting
• super-six corrugated fence sheeting
• corrugated roofing and guttering
• flue pipes
• vinyl floor tiles
• concrete formwork
• Zelimite switchboard backing boards
• old telecom pits

Bonded asbestos is dangerous when it's disturbed: cut, drilled, smashed, pressure washed, or burned.

Then there's friable asbestos: material that crumbles in your hand. Sprayed insulation, pipe lagging, some ceiling coatings. Friable asbestos can release fibres just sitting there, so it's managed under the strictest rules in the book.

If your building is from the late 1980s or earlier and it's got cement sheeting, assume asbestos until proven otherwise. It costs nothing to assume, and a lot to find out the hard way.

Class A vs Class B: what the licences mean

SafeWork NSW issues two classes of asbestos removal licence:

• Class B covers bonded (non-friable) asbestos removal.
• Class A covers friable asbestos removal, and everything Class B covers.

We hold the Class A licence (AD212099), so friable work (the most strictly regulated kind) is within our class. You'll never get sent to someone else because it's "too hard".

Under NSW rules, bonded asbestos under about 10 square metres sits at the small-job threshold; anything over that, and any friable asbestos at all, is licensed work. Most real jobs (a fence line, a shed roof, a whole house) are well over that mark.

Asbestos in soil

Asbestos doesn't just live in buildings. Old shed sites, burnt-out buildings, and decades of broken super-six can leave asbestos in the ground. Asbestos-impacted soil is treated like friable asbestos, removed under the strictest procedures, not scraped up and spread around.

We remove contaminated soil, dispose of it at licensed facilities, and leave you with a clean site and certificates you can keep.

Other hazardous materials we handle alongside asbestos

Old buildings rarely contain only asbestos. On demolition jobs we routinely deal with:

• lead-based paint in homes painted before 1970
• SMF insulation, the grey fluffy insulation in older ceilings and walls
• PCBs in the ballasts and capacitors of old fluorescent fittings

When we demolish a building that contains these, they're removed and disposed of properly as part of the job, not ignored, not buried.

How a removal job runs

1. Site inspection. We look at what's there, what state it's in, and what needs to come down. Free quote, usually within 48 hours.
2. Safe removal. Licensed crew, proper wet-down and containment, no shortcuts.
3. Licensed disposal. Asbestos goes to a licensed facility, wrapped, labelled and covered.
4. Site cleanup. The site is cleaned down and left safe: a fence line, a shed slab, or a full house block.
